For years, Florida's code included a "25% rule": repair or replace more than 25% of a roof in 12 months and the whole roof often had to be brought up to current code.
That changed with Senate Bill 4-D, effective May 26, 2022. If your roof was built or last replaced under the 2007 Florida Building Code or later, you can repair the damaged portion without being forced into a full replacement — only the repaired section must meet current code. For older, non-compliant roofs, the 25% threshold can still trigger a full replacement.
